Full service property management for a flat monthly fee pick from our basic plan at $79/ month or our premium plan at $109/ month. There are no hidden costs, we provide clear fee schedules for all extra services, and provide in writing what services are covered in our rates. And we provide this for prospective clients to review before we come out for a marketing walk through so owners have a good understanding of what's included.

Expert Marketing


Proper marketing is key to minimizing vacancy in rentals. Today's consumer is well informed and discerning. We take a strategic approach to marketing that you won't find with many of our consumers.  
 

• We market your home prior to vacancy to minimize vacancy between tenants.  
• We do professional quality photography to ensure your home is presented in the best light. 
• We list on the local HAR MLS and syndicate to over 20 different 3rd party real estate sites, including many that the average licensed agent cannot. 
• We pay a visit to your home to do a marketing walk through with you prior to signing on with us. So that you have a good understanding of how your home will stack up to others on the market and lease for more. This is not commonly offered among our competitors, most property management companies require a signed agreement before they'll step out of the office to view your home and assess its marketability.  


Comprehensive Tenant Screening 


Offering our cash flow protection and eviction protection outlined in our premium plans is possible because we do a great job of screening tenants in the first place. Our screening process is arguably the best in the business because we've seen it all and have developed systems to catch what others miss.  
 
We provide a comprehensive screening of potential tenants. Our screening includes credit, criminal history, eviction history and identity verification.  
We go a step further and perform electronic verification of employment income and rental history payment.  
 
Why is this important? 
Rental application fraud has been on the rise in recent years, the ability to forge simple pdfs for pay statements, and bank statements has become extremely sophisticated in recent years with individuals easily selling this service as well as the service of answering the phone when a company calls to do HR verification.  
Electronic verification of income and past rental payment adds an extra layer of protection for the landlord by confirming the applicants reported income is legitimate. 
We do this by utilizing fintech to link to the applicants bank account to verify the paycheck provided is actually deposited into their bank account.  
 

Evictions


While evictions are rare they are time consuming and challenging. The decision to evict is a business decision to ensure the cash flow of your investment, as an experienced property manager we will take the pressure off of the circumstances so that you can breathe easy knowing the future of your investment is in good hands, shielding you from the stress of the eviction process. 
 
When tenants fail to pay we take actions to secure payments early. If eviction is necessary we serve the notices, prepare the filing and attend court. We then seek a judgement for possession of the home and the past due rent.  
 
Finally, we file a writ of possession and keep track of dates and deadlines, coordinate with the jurisdiction responsible for enforcing the writ, and confirm possession of the residence. Our team is then ready to promptly initiate the turnover process to bring your home back to market as soon as possible to preserve your cash flow.

Maintenance and Inspections 


Our goal is to protect your investment. We keep things running smoothly day to day with our 24/7 maintenance service where we rely on our proprietary software to keep the maintenance and repair process on track. We keep your home in peak condition long term by doing quality inspections and make readies that get ahead of maintenance issues before they become more expensive issues.  
 
We seek the best pricing for our clients through our close relationships with affiliated and preferred vendors. The volume of work we offer our venders allows us to negotiate pricing that can't be beat. We can also work with your preferred vendor and coordinate with your home warranty to dispatch service calls.  
 
Maintenance is easily tracked through our online portals where owners can see the real time status of requests, progress, and completion. And tenants have a stress free central location to monitor the status of their requests.  
 
Our inspection process is thorough and facilitates quality turnovers to attract quality tenants. We know presentation of the home key in marketing and minimizing vacancy so we're committed to performing quality work and partnering closely with the owners to help analyze any need for upgrades above and beyond a common make ready so your asset is always presented best foot forward. We review every home for compliance to Texas Property Code requirements.  


Financial reporting 


We have a streamlined and coinvent rent collection and accounting process. Owner proceeds are deposited directly to your bank account. We handle all invoicing and payments of vendors so your records are all easily accessible in one location. You'll have access to monthly statements, and year end summaries for tax reporting. All via our convenient owner portal.  
 
Both owners and tenants have convenient online portals. Your tenant can easily pay rent, submit maintenance requests and communicate with our team. Through your owner portal you can get real time financial reporting, approve or submit maintenance requests, and view documents such as leases or property inspections.
